Vancouver, BCProject Overview
FortisBC Centre is a 24-storey office tower at 1111 West Georgia Street in downtown Vancouver. Current commercial property listings identify the building as a major Class A office property with typical floor plates of roughly 14,600 sq. ft.
Radiance Energy completed a tailored lighting upgrade across Floors 15 and 16, combining energy efficiency with architectural integration and coordinated multi-trade execution. The project supported an occupied office floor as well as a renovation and demonstration floor intended to support leasing efforts.
The Challenge
The existing fluorescent lighting consumed significantly more energy and did not provide the lighting quality or visual integration expected in a modern commercial office environment.
Because the project involved both occupied and future-leasing spaces, the upgrade had to improve working conditions while also aligning with ceiling systems, HVAC diffusers, and the broader asset-management strategy.
The Solution
Radiance Energy delivered a fully integrated LED lighting solution designed around the building’s architectural and mechanical systems.
Existing 64W fluorescent fixtures were replaced with 29W Fluxwerx LED fixtures operating at 347V, with 3500K colour temperature and 0–10V dimming. Radiance also supplied custom fixtures and coordinated HVAC diffuser work to achieve a clean ceiling integration.
The scope was turnkey, including electrical work, HVAC coordination, ceiling tile replacement, and T-bar work. Floor 15 remained focused on improving lighting conditions for existing tenants, while Floor 16 was upgraded as part of a renovation and demonstration strategy to support leasing.
Project Results
- 55% reduction in lighting energy use
- 29,091 kWh annual energy savings
- Replaced 64W fluorescent fixtures with 29W LED fixtures
- Improved lighting quality across occupied and leasing-focused office space
- 5-year manufacturer warranty for long-term performance
Lighting That Supports Both Tenants and Asset Value
This project was not simply an energy retrofit. The lighting upgrade also needed to support the building’s leasing strategy and presentation quality.
By combining lower energy use with better lighting, cleaner ceiling integration, and coordinated mechanical work, Radiance helped improve both the day-to-day tenant environment and the marketability of renovated office space.
“The new lighting fixtures look great. They illuminate the floor much better than the original ones.”
Henry Almeida, Chief Engineer
