Project Overview

The Real Estate Board of Greater Vancouver, now operating as Greater Vancouver REALTORS®, is a professional trade association serving real estate professionals across Metro Vancouver and surrounding communities. The organization has operated continuously since 1919 and changed its operating name in 2024.

At its Vancouver headquarters, the Board identified the lighting system in its three-level underground parking garage as an opportunity to reduce energy use, improve light quality, and support broader sustainability objectives.

The Challenge

The existing parkade lighting relied on metal-halide and T8 fluorescent fixtures. The system consumed substantial energy, required ongoing maintenance, and left uneven lighting conditions with dark patches across the garage.

The goal was not simply to replace fixtures one-for-one, but to reduce the overall fixture count while improving illumination and lowering the site’s operating and maintenance burden.

The Solution

Radiance Energy conducted an advanced lighting simulation and determined that the total number of fixtures could be reduced by more than 50% while still improving light levels.

The existing metal-halide and T8 fluorescent fixtures were replaced with high-brightness LED luminaires. The project reduced the installed fixture count from 120 luminaires to 52 LED luminaires, while improving lighting uniformity and overall visibility in the parkade.

Project Results

  • Fixture count reduced from 120 to 52
  • $9,111 annual energy savings
  • More than $14,000 annual maintenance savings
  • 89.5 tons of CO₂ emissions reduced annually
  • 2.6-year project payback
  • 39% IRR and 319% ROI

Fewer Fixtures. Better Light.

This project is a strong example of why good lighting design is not simply about replacing old fixtures with new ones.

By using simulation to optimize layout and output, Radiance was able to remove more than half of the fixtures while improving light levels and reducing dark areas. The result was a more efficient system with lower energy and maintenance costs and a more consistent lighting environment.

“I envision a day when every building will be using Radiance Energy’s technology.”
