Surrey, BCProject Overview
King George Hub is a large mixed-use, transit-oriented development in Surrey City Centre, directly adjacent to King George SkyTrain Station. City of Surrey planning material describes it as a landmark mixed-use community combining residential, office, retail, and public-realm spaces.
Within the development, common areas such as the parkade and stairwells were experiencing continuous flickering, inconsistent light levels, and recurring complaints from occupants and management. Radiance Energy was brought in to improve lighting performance and reduce the operating burden associated with the existing system.
The Challenge
The existing lighting in key common areas was creating both operational and occupant-experience issues. Flickering fixtures, inconsistent illumination, and recurring maintenance problems were particularly noticeable in the underground parkade and stairwells.
For a high-density mixed-use development with significant daily foot and vehicle traffic, the solution needed to improve visibility and reliability while materially reducing energy use.
The Solution
Radiance Energy upgraded lighting throughout King George Hub’s common areas with high-efficiency LED fixtures and sensor-based controls.
The new system improved lighting consistency and reliability while reducing energy consumption. In the underground parking areas, the retrofit delivered up to 90% energy savings, while the broader upgrade replaced higher-wattage lighting with lower-wattage sensor-controlled solutions designed to reduce operating costs and maintenance requirements.
Project Results
- Up to 90% energy savings in underground parking
- Replaced 64W lighting with 10–15W sensor-controlled solutions
- 10-year warranty
- 20-year life expectancy
- Improved lighting consistency and occupant experience
Better Lighting for High-Use Common Areas
King George Hub is designed around a dense mix of residential, office, retail, and transit activity, so shared spaces need to perform reliably throughout long operating hours.
The lighting upgrade focused on areas where poor visibility, flicker, and maintenance issues were most noticeable. By combining efficient LED technology with sensor controls, Radiance improved everyday lighting conditions while reducing the energy required to operate those spaces.
