Vancouver, BCProject Overview
1000 Beach is a multi-building residential complex in Vancouver that includes six strata buildings, more than 250 residential suites, and shared underground parking.
Radiance Energy was brought in to improve the efficiency and performance of the complex’s lighting systems, with a focus on common areas such as hallways, parking, and other shared spaces. The existing lighting system created high energy costs, required frequent servicing, and offered limited diagnostic capability for ongoing performance monitoring.
The Challenge
The property relied on aging lighting infrastructure that was costly to operate and required frequent maintenance. In a large residential complex with multiple buildings and shared amenity spaces, those issues created an ongoing operational burden for property management.
The project needed to reduce energy use and maintenance requirements while improving lighting quality across high-use residential common areas and parking environments.
The Solution
Radiance Energy implemented a comprehensive LED lighting upgrade throughout the complex’s common areas, including hallways and parking areas. The project replaced inefficient legacy lighting with high-efficiency LED solutions designed to improve reliability, reduce energy consumption, and create a better-lit environment for residents.
The original project documentation also references a smart energy management system for monitoring and optimization, along with an optional Service & Maintenance Agreement for diagnostics, calibration, and repairs.
Project Results
- 85% energy savings
- Improved lighting quality in common areas
- Reduced maintenance requirements
- Improved system reliability through ongoing diagnostics and service support
One Complex. Multiple Lighting Environments.
The 1000 Beach project required a coordinated approach across multiple residential buildings and shared environments rather than a single, uniform retrofit.
Common corridors, underground parking, recreation spaces, and other shared areas each present different operating and lighting requirements. By addressing these spaces as part of one coordinated energy-efficiency program, Radiance helped the property improve performance across the broader complex rather than treating each area in isolation.
