Project Overview

Royal Centre is a major downtown Vancouver office and retail complex at 1055 West Georgia Street, with two levels of retail and direct access to Burrard SkyTrain Station. The property combines office, retail, dining, and service uses in one high-traffic urban location.

Radiance Energy was selected to improve lighting performance across the complex, including office floors, underground parking, emergency stairwells, hallways, boiler rooms, and maintenance areas. The project addressed both inefficient lighting and areas requiring continuous 24/7 illumination.

The Challenge

Royal Centre had uneven and dim lighting across key parts of the property, particularly in underground parking and emergency stairwells. Many of these spaces operate continuously, which amplified energy costs and maintenance requirements.

The existing lighting was also contributing to tenant frustration, high electricity bills, and ongoing repair costs. The challenge was to improve visibility and reliability while significantly reducing the energy required to operate these high-use spaces.

The Solution

Radiance Energy implemented a comprehensive LED retrofit throughout Royal Centre.

Across the office areas, existing 64W fluorescent lighting was replaced with 10–15W flicker-free sensor-controlled LED solutions. In the underground parkade, high-wattage 410W fixtures were replaced with a custom 42W LED solution, dramatically reducing energy use while improving lighting output.

The retrofit also upgraded emergency stairwells, hallways, boiler rooms, and maintenance spaces, helping reduce energy consumption and maintenance pressure in areas that operate for extended hours.

Project Results

  • Over 90% energy savings in underground parking
  • Replaced 64W lighting with 10–15W sensor-controlled LED solutions
  • Replaced 410W parkade fixtures with 42W LED solutions
  • More than 50% improvement in lighting output in underground parking
  • 10-year warranty and 20-year life expectancy
  • Improved lighting consistency, tenant comfort, and reliability

High-Impact Savings in 24/7 Spaces

Royal Centre demonstrates the value of targeting high-use spaces where lighting operates for long hours and where fixture wattage is high.

By upgrading underground parking, stairwells, service rooms, and other common areas, Radiance reduced operating costs while creating a brighter, more consistent environment for tenants, visitors, and building staff.
